Well, obviously this is contract law...
since there is no written agreement:
-- Alice would have to prove that there was a meeting of the minds and therefor a verbal contract
-- Ravi (interesting how they picked a foreign sounding name for the landlord, but I digress) would have to prove the opposite, showing that there was no contact between the parties for seven months, including three full months after Alice's graduation.

On these types of questions make sure you answer it from each person's point of view, discussing the possible issues and arguments each party can raise. Don't just solve the problem--that's a mistake I made in law school on an exam one time.
This involves property rights and contract law. Alice, as a tenant and potential buyer, could argue that she relied on Ravi's promise to sell the property so that is why she made improvements out of her pocket. Ravi can of course argue that he had no written contract with Alice so the statute of frauds would bar Alice's enforcement of the verbal agreement.
These are the basic issues described in the fact pattern but I am sure you can expound upon them. Good luck.
